After making the decision to sell your Fylde Coast property, you may face a mix of emotions. On one hand, bringing your home to the market can be an incredibly exciting & joyous experience as you mark the end of one chapter in your life and move on with the next. On the other hand, you may feel a little anxious, uncertain & nervous about what the future may hold. Whatever the circumstances are around your reason for moving, the one question I often hear vendors ask is “how long will it take for my sale to be agreed?”
According to ‘The Advisory’ the average UK home takes anywhere from 7 to 14 weeks to agree a sale. There are however many factors that can and will influence the length of time your home is on the market for, some of these factors are controllable, others not so much. Let me explain…
A great example of a controllable variable when selling your Fylde Coast home may be things like the quality of your properties marketing particulars, and the extent of your advertising exposure. In my opinion, marketing quality and advertising exposure are two sides of the same coin. Your home could be breathtakingly brilliant and extremely marketable, however, if your Estate Agent has taken poor quality photographs making your rooms look small, dark & dingy then this may take away the incentive for a property purchaser to make even make an initial enquiry on your home (let alone view it). In contrast, high quality photographs taken with a wide-angle camera lens may leave the viewer with the impression that your home is incredibly bright, spacious and attractive; thus increasing the likelihood of a viewing taking place.
Once you are happy with the quality of your properties marketing, it’s important that your home is given the ‘platforms’ required to connect your property with the appropriate market. After all – what good are incredible pictures, if nobody ever sees them? The above are all controllable factors as you can take direct action to influence them. You can change your marketing price. You can improve your exposure. You can hire, or fire a particular Estate Agent.
Uncontrollable factors that may influence the speed of your sale are things like your properties location, the overall buyer demand in your area & the ‘market size’ of your target buyer demographic. For example, if your home is ‘niche’ due to a quirky layout or being of a certain value it can sometimes take longer for a sale to materialise simply because your target market is much smaller.
Selling times can also differ from one location to another. For example, in Cleveleys the current selling time for a property valued between £200,000 – £300,000 stands at 126 days whereas in neighboring Poulton-le-fylde it will take an average of around a month longer to sell a comparably priced home.
